Ensuring Long-Lasting Relationships by Following Through

Development of commercial real estate is hard work but the issuing of a certificate of occupancy and the execution of the original lease signifies "the end of the beginning project" and the start of the "life of the property". It is now time to start collecting rent, after all, that's the reason we started the project in the first place. Not to be cliche, but property management is to the real estate investor what the offensive line is to a football team. When the job is done well they don't get noticed and the play works successfully. However, when the linemen miss the assignment, nothing anyone else does can make up for the mistake. It is the same way with Property Management.

When the job is done well no one notices and the property just works...rents are collected on-time, the property looks good and the tenants' day-to-day needs are met so that they can focus on their own business. Some buildings we manage include; medical facilities, medical office buildings, retail and shopping centers, multi tenant office buildings, office and mixed-use facilities.

At Gibraltar we manage all of our own properties as well as properties for new and former development customers. Our duties as Property Managers include among other things:

  • General Site and Facility Maintenance
  • Collecting Rent and Service Fees
  • Bidding and Managing Service Contracts
  • Updating and Maintaining Insurance Requirements
  • Tenant Improvement Project Management
  • Bookkeeping
  • Association Administration
  • Tenant Leasing and Brokerage
  • Paying Monthly Bills
